We base our prices on listing price, not square footage, or a set number of photos like other services.  There are many large older homes that have few updates and features, and have a lower listing price.  These lower priced homes commonly require fewer photos to document properly.  Some smaller homes that have lots of updates and features, with a high listing price, often require lots of photos to show the value.  We always take enough pictures to properly show the value of the home.

We send a link to your photos the day after taking the pictures.  We send them as early in the day as we can.

We send you a link to download your photos directly.  Your photos are pre-sized for the MLS and are ready for you to upload to the MLS.  This link also includes access to marketing and social media material that comes as part of your photo package.

The number of photos you receive depends on the size of the house and the features of the house.  A large house with many features may get as many as 90 photos, while a small house with few features could get as few as 20 photos.  The average number of photos is 35-50.  We try to take the proper number of photos to capture the beauty of the home and show its value.

No.  In general we photograph the exterior, finished areas of the interior, some large closets, and the interior of out buildings if we have access.  We generally do not photograph cluttered or unfinished areas of the basement, furnace rooms, the inside of small or cluttered closets, etcetera.  We try to photograph anything that will show value and help sell the home.  We are happy to photograph anything so please let us know if you need something specific photographed. 

No.  We have not been to a house before we photograph it so we are not sure how exactly long it will take.  We will not rush through your photos in order to go to the next house, and therefore we ask for a little leeway on arrival time to all houses.  We strive to arrive close to the scheduled time, and normally our arrival times are within 30 minutes plus or minus.  We will contact you if we are running ahead or behind the scheduled time.

Our RESOURCES page has a PDF list you can give your client to help them prepare the home for photos.  This can be very beneficial when you don't want to be the "bad guy" and tell them to clean up.  Blame it on us and tell them "The photographer says..."   Its a great way stay sweet with your client and still get the stuff off the kitchen counters.

We cover all areas and will travel anywhere.  Our free travel coverage area is bounded by M57 to the north, M59 to the south, M53 to the east, and M13 to the west.  There may or may not be additional charges for traveling outside this area.  Please text or call (810) 577-6983 for more information on travel costs for locations outside this area.

No.  You are welcome to be there if you like, but it is not necessary.  We are happy to use a lockbox to access the home, and we are also good at talking with you client if they are home.  We are polite, courteous, and professional.  George W is a licensed Realtor and can access SentriKey lockboxes.

We either require payment when you download your pictures or email you an electronic invoice.  This invoice can be paid online with a credit or debit card.
